Wellborn Windows & Doors: The Tampa Owner’s Guide

We match, source, and install the Wellborn window or door part that failed before it takes another Florida afternoon off your schedule. Most Wellborn-compatible window replacements in Tampa run $450 to $1,400 per window installed, and a door slab or hardware swap typically lands between $300 and $900 depending on the series and finish. The call usually starts the same way: a sash that won’t stay up, a lock that binds, or a patio door that suddenly needs a shoulder to move.

We’re an independent Tampa remodeling contractor, not a Wellborn dealer or factory service center. What that means for you is we don’t have a reason to push one product line over another. If the right fix is an OEM Wellborn part, that’s what we order. If a quality aftermarket equivalent does the same job for less money without changing how the window operates, we tell you that too, and you get the written price either way before anything gets ordered.

What owners usually discover when they call us is that the part they thought failed isn’t the part that’s actually broken. A window that won’t stay open is rarely the latch. It’s the balance system wearing out. A patio door that scrapes is rarely the door itself. It’s a roller that’s been grinding sand into the track for six months. Graham Stein has been doing this long enough to look at the symptom, check the wear pattern, and tell you which part is actually responsible for it.

Which Wellborn Models This Applies To

Wellborn has produced several window and door lines over the years, and the older the home, the more likely you’re looking at a series that’s been discontinued or quietly renamed. The part that matters most for compatibility is the stamp on the hardware itself. If you can find the series name or a model number etched on the lock, hinge, or balance shoe, that solves half the sourcing problem before we even arrive.

The key compatibility gotcha with Wellborn double-hung windows in Tampa is the balance tube length. Wellborn used different balance lengths for different sash heights, and the only way to confirm what you have is to remove the sash and measure the tube itself, not the jamb. We’ve seen two windows in the same house with different balance lengths because one was replaced after a storm and the other wasn’t. A 25-inch balance tube from one Wellborn double-hung will not carry a 29-inch sash from another, and guessing gets you a window that either won’t stay up or won’t come down smoothly.

For Wellborn doors, the hinge and threshold specs vary by year more than by model name. Pre-2015 doors used a different threshold profile than what’s spec’d now, and trying to shim a current threshold into an older frame will leave you with a door that seals on one corner and leaks on the other. We measure first, then order. If the part is discontinued, we’ll show you the closest aftermarket equivalent and explain what changes, if anything, about how the window or door functions.

We also work with KraftMaid cabinet hardware, Cambria quartz surfaces, and Silestone countertops for homeowners who are already in the house and noticing other things wearing out while we’re there.

Signs Your Wellborn Windows & Doors Is Failing

  • The sash won’t stay up or drops a few inches after you open it. This is almost always a worn balance tube or a broken balance spring inside the tube. In Tampa, the humidity and salt air accelerate the internal spring corrosion, especially if the window faces the bay or gulf side of the house.
  • You can hear air moving around the edges of a closed door or window. Weatherstripping compresses over time, and on Wellborn doors the compression is often uneven because the threshold settles. The fix is usually new weatherstripping and a threshold adjustment, not a whole new unit.
  • The lock binds, sticks, or won’t fully engage. Wood-frame windows in older Seminole Heights homes swell with Florida humidity, and the lock has to fight the frame. A binding lock is often the sash shifting, not the lock failing. We address the alignment first, then replace the lock only if it’s genuinely stripped or cracked.
  • The patio door grinds or shakes when you slide it. That’s a roller bearing full of sand and corrosion. Tampa’s soil is sandy, and the rollers are the first thing to eat it. Replacing them early saves the track, which is far more expensive to replace than the four rollers themselves.
  • The crank on a casement window spins without moving the sash. The crank gear is stripped or the arm is bent. The crank and arm are separate parts on most Wellborn casement windows, so we replace the failed piece and keep the working one, instead of charging you for a full operator assembly you don’t need.

Replacement Cost & What’s Included

For Tampa homeowners, a single Wellborn window part replacement, parts plus labor, typically runs $120 to $450 depending on what failed. A full window replacement runs $450 to $1,400 per window installed and includes the sash, balance system, weatherstripping, and hardware, plus disposal of the old unit. A door slab or complete door hardware replacement falls between $300 and $900 installed.

What drives the range is the series and whether the part is OEM or aftermarket. OEM Wellborn hardware costs more and can take a week or two to arrive if it’s not in our stock. Aftermarket equivalents are often in our shop the same week and cost 20 to 40 percent less, and we’ll show you the comparison before you decide. Every quote is a written, line-item price before any work starts, including the part cost, the labor, and the clean-up. There’s no change order waiting for you on the back side.

Our workmanship warranty applies to the part we install and the work we do. If it fails within the warranty period, we fix it. And everything we replace falls under the 365-Day Done Right Promise: if it’s not done right, we make it right.

DIY or Call Us?

Some things you can check yourself. A sash that’s sticking may just need the tracks wiped clean. A lock that binds might be a hinge screw that’s worked loose. If the door or window is simply dirty, clean it and see if the symptom goes away before you spend money on parts.

What we’d tell you not to do yourself is anything involving the balance tubes or springs inside a double-hung sash. Those springs are under real tension, and the tool to service them is specific to the Wellborn tube diameter, not something that comes in a homeowner’s starter kit. A spring that lets go inside a vinyl jamb while you’re working on it will take a chunk of the jamb with it, and at that point the $200 window part is now a $700 window replacement. That’s the trade-off. We write it down before we start so nobody is guessing mid-project. Call us at (850) 779-4017 and we’ll tell you over the phone whether it’s worth having us out or whether it’s something you can handle with a rag and five minutes.
