Why Tampa Homeowners Choose PGT Construction

PGT windows and doors are built for Florida’s storms, and Elmstead Remodeling Tampa provides independent PGT in Tampa service, repair, and installation for PGT product lines throughout the area, including WinGuard, SpectraGuard, and PremierVue series. We’re not a manufacturer-authorized dealer. We’re a Tampa-based remodeling and construction team that has worked on PGT units since the mid-2010s, and we stock the brand-specific parts that actually fail in salt air and storm cycles. If you need a PGT sash rebuilt, a blown seal replaced, or full impact window installation, call (850) 779-4017 for a written price before any work starts.

Why Trust Elmstead Remodeling Tampa for Your PGT Construction?

A home office with a built-in desk and shelves

Graham Stein, owner of Elmstead Remodeling Tampa, learned the trade at Los Angeles Trade-Technical College and has spent two decades on projects from single-room additions to full gut renovations. His Tampa crews have been deep inside PGT windows and doors since the mid-2010s. That matters because PGT units fail in specific, predictable ways here. WinGuard balance tubes rust from AC-condensate splash. SpectraGuard vinyl weld seams crack from Tampa’s thermal cycling. Older laminated glass hazes at the edges after a decade of ocean-facing exposure. We know these failure modes because we’ve pulled the failed parts out of real Tampa homes and replaced them. When we rebuild a PGT sash, we use genuine PGT OEM parts for critical components like balance systems, roller assemblies, and weatherstripping. That’s not a preference. It’s what keeps the unit behaving the way PGT engineered it. And before any work begins, we write the price down. Graham’s rule: “We write it down before we start so nobody is guessing mid-project.”

We also work the way Tampa families need us to. Drop cloths on the floors. Shoe covers at the door. Quiet tools during nap hours and school hours where possible. Pet-safe product choices where there is a choice. Every completed project carries our 365-Day Done Right Promise: if it’s not done right, we make it right.

Common PGT Construction Problems We Fix in Tampa

These are the PGT-specific failures we see most often in Tampa, and we name them so you can diagnose before the first call.

  • WinGuard single-hung sash drops or jams. On WinGuard aluminum and vinyl single-hungs built before about 2010, the roller assemblies and balance tubes degrade in coastal humidity within 8 to 12 years. The sash hangs, drops onto the sill, or refuses to stay open. The fix is replacing the balance tubes and pivot lock shoes with PGT OEM parts, not lubricating the track and hoping it holds.
  • SpectraGuard vinyl weld seams crack and leak. SpectraGuard corner welds fail from repeated thermal cycling through Tampa’s hot days and cooler nights. Hairline openings form at the corners, and during summer thunderstorms, rain finds them. We re-weld or replace the affected sash, and we check the rest of the frame for stress points before closing up.
  • Older WinGuard laminated glass hazes at the edges. Seal failure on 10-to-15-year-old WinGuard units shows up as white edge clouding, most often on west- and ocean-facing elevations. The glass is still structurally impact-rated, but the seal has let moisture in. We replace the IGU with a quality glass package and reseal the sash properly.
  • Hurricane-rated hardware strips or bends. Lock pins and keeper stiles on impact-rated PGT units take repeated stress from cycling and storm winds. When the hardware strips or bends, the sash sits loose even when locked. We replace the hardware with PGT-spec components and test the lock engagement before we leave.
  • PGT 7700 Series frames whistle in north winds. Non-impact PGT 7700 aluminum windows develop weatherstripping gaps over time. When the wind blows from the north, air finds the gap and whistles. We replace the weatherstripping and adjust the sash alignment so the seal actually seals.

PGT Parts & Our Repair-vs-Replace Approach

An open living space after a whole-home remodel

For critical PGT components, we use genuine OEM parts. Balance systems, roller assemblies, pivot lock shoes, weatherstripping: OEM, every time. For glass packages, we’ll source quality aftermarket IGUs when lead times or budgets dictate, because PGT’s original glass supplier isn’t always the fastest route back to a sealed unit. The decision is always explained in the written scope, and the price is set before the first tool comes off the truck.

Repair versus replace is a judgment call, and we make it honestly. Last September we rebuilt a South Tampa 1998 WinGuard double-hung in a dining room. The left sash had dropped onto the sill because two of the four balance tubes had rusted through from years of AC-condensate splash. We pulled the master frame and sash, replaced the balance tubes and pivot lock shoes with PGT OEM parts, cleaned and re-lubed the tracks, and reinstalled the original glass. That unit passed a 60-mph water test and closed tighter than the right-hand sash. A full replacement would have cost three times more. But we’ll also tell you straight when a 15-year-old vinyl frame is too far gone to justify more patch work, because sometimes full-unit replacement is the better long-term investment. Call (850) 779-4017 and we’ll walk through what your PGT unit actually needs.

Our PGT Service Process – Step by Step

  1. 1
Diagnosis. We inspect the PGT unit in place: sash operation, balance tension, seal integrity, hardware engagement, and frame condition. We look for the specific failure mode, not just the symptom. If the sash drops, we check the balance tubes before anything else.
  2. 2
Written scope and price. Before any repair or installation, we hand you a written price with the parts, labor, and timeline itemized. No estimates that grow after the crew arrives. The number is the number.
  3. 3
Repair or installation. For repairs, we replace the failed PGT component with OEM or quality aftermarket parts as specified. For full impact window installation, we set the new PGT units, flash the openings correctly for Tampa’s afternoon downpours, and seal every penetration.
  4. 4
Testing. We cycle every sash, engage every lock, and check seals. On impact installs, we verify the units sit square and drain correctly. We don’t call a job done until the window or door operates like PGT built it to.
  5. 5
Warranty and clean-up. Every PGT service carries the 365-Day Done Right Promise. Before the crew leaves, we take a photo of the clean-up and send it to you. That’s part of the job, not an add-on.

PGT Products We Service & Install in Tampa

Our Tampa crews provide PGT service in Clearwater and the surrounding area, installing the PGT lines most common in this market: WinGuard aluminum and vinyl impact windows and doors, SpectraGuard vinyl impact units, PremierVue vinyl impact windows, and 5500 and 7700 Series non-impact aluminum windows. We stock the parts these units actually need in Florida: WinGuard balance tubes, pivot lock shoes, roller assemblies, lock pins, keeper stiles, and weatherstripping. For full replacements, we install PGT impact windows and doors, roof systems, and exterior components as part of broader remodeling scopes.

We Also Service These Brands

PGT is a big part of what we do in Tampa, but it’s not the only part. Our remodeling crews also work with KraftMaid and Wellborn cabinets, Cambria and Silestone countertops, and Kohler fixtures. If your project touches windows, a roof, a kitchen, or a bath, we’re equipped to handle it as one scope with one written price, working as your General Contractor.

FAQs – PGT Construction Service in Tampa

Service Tampa Price Range
Impact Window Installation $8,000 – $25,000
Window Replacement $4,500 – $15,000
Roof Replacement & Installation $8,000 – $20,000
Metal Roof Installation $15,000 – $40,000

These ranges assume typical Tampa home sizes and conditions. A 1920s bungalow with heart-pine framing and termite repairs will land differently than a 2015 block ranch. We give a written price before any work starts, and that number doesn’t move mid-project. Call (850) 779-4017 for an exact quote on your PGT scope.
