James Hardie Home Additions & ADU: The Tampa Owner’s Guide

We install James Hardie siding and trim as part of home addition and ADU projects across Tampa, with most projects landing between $45,000 and $130,000 for the full build. If you’re reading this because the James Hardie siding on your existing addition is failing, buckling, or letting moisture behind the wall, the fix is usually faster and less disruptive than you’d expect. We can match your existing HardiePlank lap siding, HardiePanel vertical siding, or HardieTrim boards and swap the damaged sections without tearing into the rest of the structure.

Most Tampa homeowners discover a problem the same way: a corner board starts to swell after a few heavy summer storm seasons, or a bottom course of lap siding wicks moisture from grade and starts to crumble at the edge. The failure is rarely the product itself. Nine times out of ten it’s an installation detail from the original build, like missing flashing, a butt joint that was never caulked, or siding run too close to a roof surface.

Here’s what we cover on this page: which James Hardie product lines this applies to, the warning signs that tell you it’s time to act, what replacement actually costs in Tampa, and when you should pick up the phone instead of a pry bar.

Which James Hardie Models This Applies To

A finished backyard cottage with a small covered porch

We work with the full James Hardie siding and trim lineup, but the three products that show up most often on Tampa additions and ADUs are HardiePlank lap siding, HardiePanel vertical siding, and HardieTrim boards. Each has a different failure point and a different matching process, so identifying what you have matters before anyone orders material.

HardiePlank lap siding comes in 4×8, 5.25, 6.25, 7.25, and 8.25-inch exposures. The gotcha for Tampa owners is that older installs used the 5.25-inch exposure with a smooth finish, and that exact profile is less common on local supply house shelves now. It is still made, it still can be ordered, but a quick measurement of the exposed face tells you whether we are matching a current stock item or a special-order one. HardiePanel is sold in 4×8, 4×9, and 4×10 sheets with either a smooth or stucco texture, and the texture matters more than most people think. A smooth panel installed next to a stucco panel looks wrong from across the yard. HardieTrim boards fail first at the bottom cut edges, especially the 5/4 boards used as water table trim or corner trim on elevated Tampa homes.

If you are adding a new room or building an ADU, we spec HardiePlank lap siding with the 6.25-inch exposure as the default. It is the profile most Tampa architects and plan reviewers expect to see, it holds paint well in our humidity, and it handles the wind-driven rain we get from June through September better than wider exposures because the overlap sheds water faster.

Signs Your James Hardie Home Additions & ADU Is Failing

Fiber cement does not rot the way wood does, but it fails in its own ways. Here is what we see on Tampa additions and ADUs, in order of how often we see it:

  • Bottom-edge swelling and crumbling on lap siding. This happens when siding was installed too close to grade, too close to a roof transition, or too close to a concrete patio that splashes water back onto the wall. The bottom quarter-inch of the board absorbs water, swells, and starts to disintegrate. The board above may still be perfectly sound.
  • Corner trim boards pulling away or showing gaps at the outside corners. HardieTrim is dimensionally stable, but if it was fastened without leaving room for the metal corner flashing to do its job, wind and expansion movement open the joint. Once water gets behind the corner, the framing behind it starts to suffer even though the trim itself looks okay.
  • Paint peeling in sheets, not flakes, on the bottom half of a wall. Hardie holds paint well when it is installed with a rain screen or at least a breather gap. When it is installed flat against the house wrap with no drainage plane, moisture gets trapped behind the siding and pushes the paint off from the back side. We see this a lot on older Tampa garage conversions.
  • Caulk joints between butt joints that crack every year no matter how many times they are recaulked. James Hardie specifies a small gap at butt joints with flashing behind, not a heavy caulk bead. Caulk-heavy installs fail repeatedly because the caulk is trying to do a job the flashing never did.
  • Soft spots in the wall sheathing you can feel from inside the addition. If you can push a screwdriver into the wall from inside, the siding has already let water behind it for long enough to rot the OSB or plywood. This is not a siding-only fix anymore; it is a small framing repair plus a siding repair.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

For a siding or trim replacement on an existing Tampa addition or ADU, most jobs land between $1,800 and $8,500 depending on how much wall we are opening up, whether the sheathing behind it needs repair, and whether we are matching an odd exposure or texture. The home addition and ADU range of $45,000 to $130,000 applies to full new construction projects, not repairs. We give you a written price before any work starts, and that price does not change unless you change the scope. If we open the wall and find rotted sheathing, we will show you a photo, explain the fix, and give you a new written price for that repair before we proceed. No surprises, no change orders you did not sign off on.

What is included: material and tax, labor, debris removal, flashing and house wrap repair at the affected area, and paint to match on the replaced boards. We caulk and paint every cut edge, which is the step a lot of rushed crews skip and the main reason fiber cement fails early in Tampa humidity. The work is covered by our 365-Day Done Right Promise. If it is not done right, we make it right.

If the project is a new addition or ADU, the price includes the full build: framing, electrical rough-in, plumbing rough-in, HVAC, drywall, paint, flooring, trim, and James Hardie siding installed to current Florida code with the appropriate moisture management details. We pull permits on every addition and ADU we build in Tampa, and we do not start until the permit is in hand.

DIY or Call Us?

There are things an owner can safely check on a James Hardie addition without opening a wall. You can look at the bottom edge of the siding where it meets the ground or a patio and see if it is too close. You can run your hand along the bottom course after a rain and feel for dampness that is not just surface wet. You can inspect the caulk lines at butt joints and around windows and note where they have separated. These observations help us quote the job faster when you call.

What we would not recommend is pulling siding off a wall yourself to see what is behind it. Fiber cement boards interlock, they are heavy, and once you pull one board you will likely crack the one above it trying to get the first one out. If the sheathing behind is compromised, you now have an open wall and a bigger repair. And on a two-story addition in Tampa’s summer heat, ladder work with a 12-foot HardiePlank board in one hand is a fast way to end up in an urgent care. We carry the right fasteners, the right flashing, and the right touch-up paint on the truck. Graham Stein has been looking at these failures for two decades, and he writes the price down before we start so nobody is guessing mid-project.

If the siding on your Tampa home addition or ADU is failing, call us at (850) 779-4017 and describe what you are seeing. We will tell you over the phone whether it sounds like a repair we can schedule or something we should look at in person first.
