Delta Home Additions & ADU: The Tampa Owner’s Guide
Delta faucets, shower valves, and tub spouts last a long time, but the components inside a home addition or ADU get worked hard in a rental unit or multigenerational setup. We stock and install Delta-compatible trim kits, cartridges, shower valves, and rough-in plumbing for Tampa additions and ADUs, with typical installed service calls running $350 to $900 depending on the fixture and access. Most owners discover a Delta part has failed when the shower starts dripping, the handle gets stiff, or water temperature swings mid-shower. Graham Stein and the Elmstead Remodeling Tampa crew know these fixtures well because we install them in the ADUs and additions we build across Tampa, from Seminole Heights bungalows to Carrollwood ranch expansions. We write the price down before we start so nobody is guessing mid-project.
Which Delta Models This Applies To
Delta has used the same Monitor pressure-balance valve platform for over two decades, which means a Delta shower cartridge from a 2005-era bathroom will often fit a valve body installed last year in a new Tampa ADU. The RP46074 cartridge covers the vast majority of Monitor 13/14 series valves, while the newer MultiChoice universal valve body accepts Delta, Peerless, and Brizo cartridges with a simple trim change. The gotcha: Delta’s Trinsic and Ara lines use the MultiChoice body but require their own trim kits, so you cannot swap an Ara handle onto a Classic valve without changing the rough-in. If you are adding a bathroom to an existing Tampa home addition, we can open the wall and identify the valve series before ordering anything. We are an independent remodeling contractor, not affiliated with Delta, but we work with their OEM parts daily.

Signs Your Delta Home Additions & ADU Is Failing
- Dripping from the tub spout or shower head. On a Delta valve, this usually means the cartridge seats have worn or the pressure-balance spool is stuck. In Tampa’s hard water, mineral scale accelerates that wear.
- Temperature swings while the shower runs. The pressure-balance unit inside the cartridge is failing, often because sediment from older pipes has scored the internal surfaces.
- Handle stiffness or a grinding feel when you turn the valve. The cartridge has lost its lubrication or the stem is corroded, common in humid Florida garages and outdoor shower enclosures.
- No hot water at one fixture while the rest of the house is fine. Check the scald-guard setting first, but if that is correct, the cartridge’s thermostatic element has likely failed.
- Water leaking from behind the handle plate. This points to a worn cartridge, a failing O-ring, or in older additions, a cracked solder joint at the valve body itself.

AfterReplacement Cost & What’s Included

For a Delta cartridge or trim replacement in a Tampa home addition or ADU, expect:
| Service | Tampa Price Range |
|---|---|
| Delta shower cartridge replacement (parts + labor) | $180 – $400 |
| Delta tub/shower trim kit replacement | $250 – $600 |
| Full Delta valve replacement (wall access required) | $600 – $1,200 |
| Delta rough-in plumbing for a new ADU bathroom | Included in the ADU scope, $90,000 – $220,000 |
| Whole home addition with Delta fixtures throughout | $45,000 – $130,000 |
The range depends on access, wall repairs after the swap, and whether the trim is builder-grade or from the Trinsic or Ara collections. Every Delta part we install comes with the manufacturer’s warranty, and our work is covered by the 365-Day Done Right Promise. You will get a written price before any work starts, every time.
DIY or Call Us?
You can shut off water to the fixture, remove the handle, and visually check whether the cartridge is cracked or scaled. What you should not do is force a stuck cartridge out of a Delta valve body in an older Tampa addition; the brass retainer ring can crack, and then you are looking at full valve replacement instead of a $180 cartridge swap. Delta’s pressure-balance systems are not under dangerous spring tension, so the risk is mostly water damage and fixture damage rather than personal injury. If you are not comfortable isolating the water lines or the valve is in a finished wall in a rental ADU, call us at (850) 779-4017 and we will handle the swap cleanly. We bring shoe covers and drop cloths on every visit, and we photograph the clean-up before we leave.
FAQs

In Tampa’s hard water, a Delta RP46074 cartridge typically lasts 7 to 12 years before the seats wear enough to cause a drip. ADUs with high tenant turnover tend to see failures sooner, around the 5 to 7 year mark, because the valve gets cycled more often. Call (850) 779-4017 if you are not sure whether yours is failing; we will tell you over the phone what to look for.
Delta does not sell internal seals or seats separately for the RP46074 cartridge, so rebuilding is not practical; replacing the whole cartridge is the honest fix. For trim kits, we will sometimes replace just the O-rings and leave the brass body in place. The written estimate will show you exactly which route we recommend and why.
Most Delta cartridge replacements take 45 minutes to 2 hours, including shutting off water, verifying the fix, and testing temperature balance at the tub spout and shower head. A full valve replacement with wall repair adds a day or two for drywall and paint. We will give you a time window before the crew arrives, and we keep quiet tools running during family rest hours where possible.
We keep RP46074 cartridges, common Delta trim kits, and MultiChoice rough-in parts stocked across our Tampa service trucks, so most jobs do not wait on a parts order. For specialty finishes like champagne bronze or matte black from the Ara line, we order OEM and typically have the part within 2 to 3 business days. Call (850) 779-4017 with your fixture details and you will talk to a live person, not a voicemail box.
If you have a Delta fixture acting up in a Tampa home addition or ADU, call (850) 779-4017 to schedule your free estimate. We will write down the price before the crew touches a single tool, and we will leave your floors covered, your walls patched, and your shower running right.
