Sakrete Home Additions & ADU: The Tampa Owner’s Guide
We regularly source Sakrete concrete and masonry products for home additions and ADU builds throughout Tampa, and the typical installed project range is $45,000 to $130,000 depending on the addition’s size, foundation work, and finish level. Most Tampa homeowners reach out after they notice slab settlement, cracking in a new stem wall, or a failed bond between old and new concrete. A Sakrete-specified pour that has begun to spall or shift is rarely a simple patch job; it usually means water has been working its way into the wrong place, and the fix needs to be framed properly before new concrete goes down. Graham Stein walks every one of these projects himself before we write a price, because the condition of the existing slab tells us more than any photo ever will.
If you’re standing in a room addition or ADU with a floor that has started to dip, crack in a straight line, or separate from the original house, call (850) 779-4017 and we will come look at it. The estimate is free, and the written price covers the full repair, not just the first visit.
Which Sakrete Models This Applies To

Sakrete does not make a single “home addition” product; the brand covers the concrete and repair materials that go into foundation work, slabs, stem walls, and anchoring. On Tampa additions and ADUs, the products we most commonly specify are Sakrete High Strength Concrete Mix (4,000 psi), Sakrete 5000 Plus for load-bearing walls and tie beams, and Sakrete Fast Setting Concrete Mix for post bases and equipment pads. The mix bag will carry a product code and the psi rating printed on the face; if the bag is long gone, the existing pour’s strength can usually be inferred from its age and the original permit documents from Hillsborough County.
One compatibility gotcha we see often in Tampa: Sakrete’s fast-setting mixes are not a direct substitute for standard-mix pours in structural additions. Fast-setting concrete reaches working strength quickly, but it generates more heat during cure, which in Florida’s humidity can lead to surface crazing if the pour isn’t kept damp and shaded. For any slab that will carry walls, we use the standard or 5000 Plus mixes and control the cure time. We are an independent contractor and are not affiliated with Sakrete, but we know these products well enough to match the right mix to the right pour.

Signs Your Sakrete Home Additions & ADU Is Failing
- Straight-line cracking across a slab: This almost always points to a cold joint or shrinkage stress where new concrete meets old. In Tampa’s wet-dry cycles, that crack will widen seasonally. The fix starts with understanding whether the slab is still moving, not just filling the crack.
- Spalling or flaking surface on a poured wall or step: Water gets into the surface pores, and Florida’s heat accelerates the expansion. Spalling on a load-bearing wall means the protective surface is gone and reinforcement steel may be next.
- Separation between the addition and the original house: A visible gap at the floor or baseboard line is a sign the new structure is settling independently. That gap will not close itself, and caulking over it hides the problem without stopping it.
- Efflorescence, the white chalky residue on new concrete: It means water is moving through the slab and bringing salts to the surface. A little is common; persistent, recurring efflorescence after a year says the moisture path still exists.
- Hollow sounds when you tap a floor or stem wall with a hammer handle: That is delamination, a bond failure inside the pour. In a Tampa addition that sees regular humidity swings, delamination spreads and needs to be cut out and repoured, not skim-coated.

AfterReplacement Cost & What’s Included

For a Sakrete-related repair or new pour as part of a Tampa home addition or ADU, here is the market range as of 2026:
- Home Addition (full scope): $45,000 to $130,000
- ADU Construction: $90,000 to $220,000
- Garage Conversion: $30,000 to $80,000
- Concrete Driveway Installation (for comparison): $4,500 to $12,000
- Slab or stem wall repair work inside the above scopes: typically 10 to 18 percent of the total project price, depending on the size of the failed area and whether reinforcement needs to be exposed and replaced
Every price we write includes materials, labor, clean-up, and a line-by-line breakdown. You will know what the Sakrete mix costs, what the framing costs, and what the crew time costs before a single bag is mixed. The written price is the price. The 365-Day Done Right Promise covers every completed project: if something we fixed is not right, we come back and make it right.
DIY or Call Us?
You can safely check the obvious things: is the crack changing width week to week, is there standing water against the foundation after rain, does the downspout discharge against the slab edge. Those observations help us when we arrive. What you should not do is attempt to jack up a settled slab or cut out and repour a section of load-bearing stem wall on your own. Concrete and frame work on an occupied addition carries real risk: a misjudged temporary support can shift weight onto a wall that was never meant to carry it. If children or pets live in the house, that risk is not worth taking.
Call (850) 779-4017 and we will come look, measure, and tell you what is actually happening. The estimate is free, and we write the price before we start so nobody is guessing mid-project.
FAQs

A properly mixed, placed, and cured Sakrete structural pour in Tampa typically lasts 30 to 50 years, with surface wear starting earlier on exposed slabs. The biggest threats are drainage problems and unshaded pours in summer heat. Call (850) 779-4017 and we can tell you how your specific slab is holding up.
Yes, if the slab is stable and the crack is not widening, repair with epoxy injection or proper joint sealing is often the right fix. If the slab is still settling, repair alone will fail again. Call (850) 779-4017 for an honest read on which situation you have.
Most isolated repairs take two to four working days, including demolition, reforming, pouring, and cure time before framing reconnects. Larger structural work inside a full addition or ADU follows the project schedule we give you in writing. Call (850) 779-4017 with your timeline and we will tell you what fits.
We keep standard Sakrete mixes, bonding agents, and patching materials stocked on our Tampa service vehicles, and we order specialty Sakrete products for each project by spec. That means we can begin most slab and stem wall work without waiting on a supplier run. Call (850) 779-4017 and we will confirm what we carry for your job.
