Boral Home Additions & ADU: The Tampa Owner’s Guide

Planning a home addition or ADU with Boral materials in Tampa means you’re already thinking about how Florida humidity, termites, and hurricane season test every building product. The installed cost for a full addition typically runs $45,000 to $130,000, while a complete ADU build lands between $90,000 and $220,000 depending on square footage, foundation work, and finish level. Boral’s engineered trim, siding, and exterior products are built to handle exactly what Tampa throws at them, but only when they’re installed correctly and integrated with the right framing, flashing, and moisture barriers behind them.

We’re Elmstead Remodeling Tampa, an independent remodeling contractor, not a Boral dealer or affiliate. Graham Stein, our owner, learned the framing and finish trade at Los Angeles Trade-Technical College and has spent two decades working on everything from single-room additions to full gut renovations. He and our crew have handled Boral exterior products on Tampa-area jobs, including work in the Seminole Heights bungalow corridors where the older homes ask for careful framing and a light hand with original trim. Before any tools come off the truck, we write a fixed-price scope. “We write it down before we start so nobody is guessing mid-project.”

Which Boral Models This Applies To

A second-story addition that matches the existing roofline

Boral manufactures several product lines that commonly appear on Tampa additions and ADUs: TruExterior siding and trim, Versetta Stone siding panels, and Boral roofing tiles (including their concrete and clay profiles). The compatibility question matters most with siding and trim. TruExterior uses a proprietary blend of fly ash and polymers, and it requires specific fasteners, blade types for cutting, and sealants. If you’re matching existing Boral siding on the main house to the new addition, you need to verify the exact profile and width. Most TruExterior trim is sold in standard widths of 4, 6, 8, and 12 inches, and profiles include flat, bevel, and shiplap, depending on the architectural style you’re matching.

OEM Boral material is the safest choice for Florida weather. We’ve seen aftermarket siding and trim materials warp, swell, or pull away from fasteners within two to three Tampa summers because they weren’t engineered for the same expansion and moisture cycles. Boral’s material costs more, and that’s because it’s designed for this climate. For roofing tile, verify the tile profile name; Boral has changed manufacturing of certain profiles over the years, and one discontinued profile cannot be color-matched or interchanged with a current one. When you’re adding onto an existing home, the junction between new and old materials is where our crews spend the most time detailing flashing and paint breaks so the seam doesn’t telegraph through the finished wall.

Signs Your Boral Home Additions & ADU Is Failing

  • Caulk cracking at trim joints and corners. Boral trim moves with Tampa’s heat and humidity cycles, and when the original installer used a rigid caulk or skipped a backer rod, the joint opens up and lets water behind the trim. We see this most often on south-facing and west-facing walls in South Tampa and Carrollwood neighborhoods that get the full afternoon sun.
  • Fastener pops or visible nail heads through paint. Tampa’s moisture levels cause wood framing behind the siding to expand and contract. If the original crew used nails instead of the approved screws for TruExterior, or drove fasteners too deep, you’ll see a dotted line of dimples running along the trim boards within a few years.
  • Siding panels showing gaps at the bottom edge. This is the classic sign of framing that wasn’t dried in properly or siding that was set too tight to the foundation. Water wicks up and the panel distorts. In areas like New Tampa and Wesley Chapel where slabs are common, we see this at the base of additions where the original grading wasn’t corrected.
  • Stone veneer panels that sound hollow or shift when pressed. Versetta Stone is installed with screws and clips. If the installer over-tightened the clips or used the wrong screw length, panels can crack at the fastener or hang loose after a storm. The hollow sound is the first clue; visible cracks follow within months.
  • Interior drywall showing moisture stains near exterior corners. By the time you see a stain inside, water has already traveled through the exterior assembly. This often traces back to improper flashing at the roof-to-wall junction or a window that wasn’t taped with the right membrane over Boral’s particular surface texture.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

For a focused repair, like replacing failed 8-inch TruExterior trim boards along one elevation or re-fastening loose Versetta Stone panels, expect $1,500 to $4,500 depending on access, the height of the work, and how much we have to remove to get at what’s failing. For a full addition or ADU build where Boral products are in the material scope, the complete project is $45,000 to $130,000 for additions and $90,000 to $220,000 for ADUs. Those ranges include permits, foundation or slab work, framing, electrical and plumbing rough-in, insulation, drywall, Boral siding or trim, and finish work. What drives the cost is the size of the footprint, whether we’re tying into an existing roof or building a new one, and whether you want a kitchen or bath in the space.

Every Elmstead Remodeling Tampa estimate is written, not spoken. The price includes line items for materials, labor, permits, and disposal, and it doesn’t change after the crew arrives unless you change the scope. We use named-brand materials – the same way we use KraftMaid and Cambria on interior work, we want the exterior products to have manufacturer warranties you can verify independently. Boral’s TruExterior carries a limited warranty on the material, and our workmanship is covered by the 365-Day Done Right Promise. If it’s not done right, we make it right.

DIY or Call Us?

You can safely do the detective work: check for cracked caulk, look for fastener pops, and run your hand along the bottom edge of siding to feel for distortion. What you should not do is get on a ladder with a pry bar to peel off exterior trim or siding on a Tampa two-story addition. These materials are heavy, the fasteners are under tension, and what you find behind the cladding often changes the repair scope entirely. We’ve opened walls in Hyde Park and Palma Ceia where the original builder skipped the drainage plane entirely, and no amount of surface caulk would have fixed it. If the issue is cosmetic and at ground level – a loose stone panel clip, a small trim caulk line – a careful homeowner can address that. Anything above shoulder height or involving structural connections deserves a trained crew with the right scaffolding and an eye for what’s behind the material. Call (850) 779-4017 and we’ll walk you through what we’d look at first.
