Silestone Home Additions & ADU: The Tampa Owner’s Guide

Silestone countertops and surfaces hold up remarkably well in Tampa’s humidity, but when you’re planning a home addition or ADU, the question isn’t whether Silestone will work in the new space. It’s whether the slab you’ve picked, the edge profile you want, and the installation schedule line up with the rest of the build. A Silestone home addition or ADU project in Tampa typically runs $45,000 to $130,000 depending on square footage, foundation work, and finish level.

Call (850) 779-4017

Most Tampa homeowners call us after they’ve already chosen Silestone for the new kitchen or bath and then hit a snag: the slab they wanted is backordered, the templating doesn’t match the cabinet drawings, or they’re not sure whether to run Silestone through the laundry room and mudroom too. The surface isn’t failing. The coordination around it is. That’s where we come in.

Which Silestone Models This Applies To

We work with the full Silestone catalog, from the classic Suede and Polished finishes to the newer HybriQ+ and Le Chic lines. The compatibility question isn’t usually about the model name. It’s about slab dimensions. Standard Silestone slabs run 120 inches by 55 inches, but some of the newer Le Chic options and select colors come in 128 by 63. That extra 8 inches matters when you’re planning an island for an ADU kitchen and don’t want a seam running through the middle of it.

Here’s the compatibility gotcha most people miss in Tampa: Silestone’s HybriQ+ line has a different resin mix than the older standard slabs, which means the edge profile router bits cut slightly differently. If you’re matching an existing Silestone countertop in the main house and want the ADU to match, we need to know whether the original was installed before or after the HybriQ+ transition around 2020. Older slabs polish to a glossier sheen. Newer ones read more matte. Side by side in natural light, a sharp eye can tell. For replacement or addition surfaces, we always recommend OEM Silestone slabs over aftermarket lookalikes because the color consistency across multiple slabs from the same lot is what keeps a Tampa ADU kitchen from looking pieced together.

We’re an independent remodeling contractor, not affiliated with Silestone directly. But Graham Stein has pulled enough Silestone off demolition walls to know exactly how it behaves in Florida’s climate, and how to spec it correctly the first time.

Signs Your Silestone Home Additions & ADU Is Failing

Most of the time, the Silestone itself is fine. What’s failing is the planning or the installation around it. Here’s what we actually see on Tampa job sites:

  • Seam separation at the joint between two slabs. This happens when the cabinets underneath settle or the installer didn’t use enough seam adhesive. In Tampa’s clay-heavy soil, slab foundations shift seasonally, and a seam that was tight in February can open to a visible line by August.
  • Chipping along the edge profile near the sink. A dropped pot or a pan swung too wide knocks the sharp edge. This is repairable, but if the chip is deep, you’re looking at an edge profile re-cut, not a patch.
  • Hazing or dull spots that won’t polish out. Tampa water is hard. Mineral buildup plus the wrong cleaner can etch the resin binder. Once the binder haze sets, polishing makes it worse. The slab needs a professional honing, and even then, the finish won’t match the untouched areas perfectly.
  • Overhang cracking at an unsupported breakfast bar. Silestone needs support brackets at least every 24 inches of overhang. When an addition was framed and the counter installed before the cabinet layout was finalized, we see stress fractures starting at the point where the slab leaves the cabinet.
  • Separated backsplash caulk that keeps re-splitting. That’s usually not a caulk problem. It’s movement between the counter and the wall, which in a Tampa home addition means the framing or drywall behind it wasn’t settled before the backsplash went up.

Replacement Cost & What’s Included

An open kitchen and dining area after a remodel

In Tampa, a full Silestone home addition or ADU project with the countertops included runs $45,000 to $130,000. The surface replacement alone, if you’re just swapping Silestone in an existing kitchen or bath, typically falls between $2,000 and $6,500 depending on square footage, edge profile, and how much demolition is involved.

The biggest cost drivers in a home addition or ADU are foundation work, electrical rough-in, and the finish level of the kitchen and bath. Silestone itself is a mid-range quartz surface, and its price per square foot stays fairly stable. What moves the number is what’s underneath and around it: cabinets from KraftMaid or Wellborn, fixtures from Kohler or Moen, and the framing that carries the whole room.

We write it down before we start so nobody is guessing mid-project. The written price covers the slab, fabrication, templating, installation, and a full workmanship warranty. If the seam fails, the edge chips from a defect, or the surface doesn’t hold up under normal use within our 365-Day Done Right Promise window, we make it right at no charge.

DIY or Call Us?

There are things you can safely check before calling us. Look under the counter overhang for support brackets. Run a fingernail along the seams to feel for separation. Check the caulk line behind the sink for gaps. Writing down what you find helps us give you an honest price over the phone.

But cutting, templating, and installing Silestone is not a DIY job. A full slab weighs 600 to 700 pounds. A dropped edge on a set of stairs doesn’t just crack the slab. It can break a foot or crush a hand. The fabricators we work with use vacuum lifters and slab carts designed for this exact weight class, and they’ve templated hundreds of kitchens in Tampa’s older frame homes, where the floor isn’t level and the walls aren’t square. If your Silestone failed because of poor initial installation, the fix is a professional re-install, not a YouTube tutorial. Call us at (850) 779-4017 and we’ll walk you through what we’re seeing.
